लगान का सिद्धांत (Theory of Rent): Classical, Modern और Quasi-rent
आसान Hindi + Hinglish + English में concepts, economists–year–books, 5 diagrams और 15 step-by-step numericals।
Syllabus scope: UP PGT के Distribution Theory में Classical और Modern theories of rent स्पष्ट हैं।
| Term | Easy meaning | Exam
(Contractual Payment) |
| Economic Rent आर्थिक लगान (Economic Rent) |
| Transfer Earnings (TE) वैकल्पिक आय (Alternative Earnings) |
Same period, costs, risks और working conditions compare करें। |
| Quasi-rent अल्पकालीन fixed-factor earning (Short-run Fixed-factor Return) |
Economic Rent (ER) = Actual Earnings (AE) − Transfer Earnings (TE)
Actual Earnings = Transfer Earnings + Economic Rent
Memory trick: “A − T = R” → Actual minus Transfer equals Rent।
| Economist | Year / publication | Topic में contribution |
|---|---|---|
| T. R. Malthus | 1815 — An Inquiry into the Nature and Progress of Rent, and the Principles by which it is Regulated | Classical rent की early systematic explanation; cultivation expenses और usual capital profit के बाद landowner का residual। |
| Edward West | 1815 — Essay on the Application of Capital to Land | Land, diminishing returns और classical distribution analysis के early contributor। |
| David Ricardo | 1815 — An Essay on the Influence of a Low Price of Corn on the Profits of Stock 1817 — On the Principles of Political Economy and Taxation, Chapter II: On Rent |
Differential Rent और cultivation margin की standard Classical / Ricardian Theory। Exam का main book–year pair: Ricardo–Principles–1817। |
| Alfred Marshall | 1890 — Principles of Economics का first edition | Quasi-rent, short period vs long period और demand–supply approach। |
| Joan Robinson | 1933 — The Economics of Imperfect Competition; Chapter: A Digression on Rent | Modern rent analysis |
Memory: 1815 early rent essays → 1817 Ricardo → 1890 Marshall → 1933 Robinson. “Ricardo = Difference; Marshall = Time; Robinson = Transfer / Viewpoint.”
3. Ricardo का Classical Theory of Rent
Basic idea: better land का advantage
Better fields A और B के extra earnings, competitive leasing benchmark में differential rent बनते हैं।
- Standard differential example में equal-size plots और equal labour–capital outlay; technology और relevant costs given।
- Competition, normal return on labour–capital और cultivation का relevant no-rent margin।
Ri = P × Qi − Ci
Ci = relevant non-land cultivation costs including normal return.
Marginal no-rent plot: P × Qm = Cm.
Equal-cost plots होने पर: Ri = P(Qi − Qm)
Physical / corn rent = Qi − Qm; money rent = P × physical rent.
Limitations
4. Extensive, Intensive, Differential और Scarcity Rent
| Concept | Simple explanation | MCQ cue |
|---|---|---|
| More land. Different land grades के surpluses compare करें। |
| गहन खेती (Intensive Cultivation) | Same land पर extra labour–capital doses लगाना। | More inputs on same land. Incremental output देखें, total output नहीं। |
| All land identical होने पर भी scarce और demanded हो तो rent possible। |
अगर last marginal dose m पर Pqm = c,
Total land residual = PΣqj − nc = PΣ(qj − qm).
n = applied doses; c में required normal return शामिल है।
Sub-marginal land given price / technology / costs पर those costs भी cover नहीं करती।
Memory: “Extensive = Extend area”; “Intensive = Increase doses”.
4 steps
Same time period; relevant work / transport costs, conditions और opportunity costs देखें।
⭐ Same payment, अलग viewpoints
| Viewpoint | Relevant question | Implication |
|---|---|---|
| Classical fixed-stock, zero-transfer-cost convention में pure natural land payment rent है। |
Rent vs profit: Economic rent एक factor की opportunity cost से ऊपर surplus है। Economic profit firm के total revenue minus all economic costs है।
A. Upward supply: earning के दो parts
Competitive factor market में same payment rate w* पर L* units hire होती हैं।
Total Transfer Earnings = ∫0L* S(L) dL
Total Economic Rent = w*L* − ∫0L* S(L) dL
यह competitive supply / reservation-cost interpretation का area formula है।
Last factor vs total factors: Equilibrium
B. Fixed supply, zero TE benchmark
C. Perfectly elastic supply: rent zero
Total earning = Total TE; ER = 0।
|---|---|---|
| Perfectly inelastic, zero TE | All Economic Rent | Vertical + zero outside earning → पूरा surplus। |
| Perfectly elastic at reservation rate | All Transfer Earnings; zero ER | Horizontal → alternative से extra नहीं। |
| Upward supply | TE + ER दोनों possible | Below supply = TE; gap above supply = ER। |
Elasticity caution: Standard comparable models में more elastic supply, rent के smaller share से जुड़ सकती है।
QR = TR − TVC
TC = TVC + TFC; Profit π = TR − TC
इसलिए QR = TFC + π
Per-unit QR at Q*: P − AVC(Q*)
Total QR = [P − AVC(Q*)]Q*
TR = Total Revenue; TVC = Total Variable Cost; TFC = Total Fixed Cost; AVC = Average Variable Cost। सभी amounts का same period और same cost convention लें।
| At a given output | QR | Profit / decision under usual assumptions |
|---|---|---|
| TR > TC | QR > TFC | Positive profit। |
| TR = TC | QR = TFC | Zero profit; QR जरूरी नहीं zero हो। |
| TR = TVC | QR = 0 | Operate और shutdown के बीच indifference, if same unavoidable FC remains। |
| TR < TVC | Negative QR at that output | वह output shutdown से worse; पहले देखें क्या कोई दूसरा feasible output बेहतर है। |
ये rules unavoidable fixed costs, no restart cost और usual feasible choices मानते हैं; arbitrary output देखकर firm-wide decision मत निकालें।
8. UGC NET के advanced applications
A. Linear supply: rectangle minus trapezium
w* = a + bL*
TE = aL* + ½b(L*)² = ½[a + w*]L*
ER = ½b(L*)² = ½[w* − a]L*
Positive intercept a हो, TE में rectangle + triangle है।
B. Constant elasticity supply: special case
Inverse supply: w(L) = (L/A)1/ε
TE = [ε/(1+ε)] w*L*
ER = [1/(1+ε)] w*L*
Rent share = 1/(1+ε); TE share = ε/(1+ε).
Why?
C. Pure fixed-rent tax का textbook result
D. Capitalisation: rent flow vs land value
Land value V = R / i
Annual rent = flow; land value = stock.
Rent-seeking
9. Important comparisons और MCQ traps
| Basis | Ricardian Theory | Modern Theory |
|---|---|---|
| Main focus | Land, grades और cultivation margin। | Any factor और alternative-use benchmark। |
| Surplus benchmark | No-rent margin / non-land required costs। | Transfer Earnings / opportunity cost। |
| Key idea | Differential advantage; scarcity और diminishing returns। | Current payment relative to minimum retention earnings। |
| Price / cost | Pure rent price-determined in classical margin model। | Viewpoint matters: industry TE और individual firm’s payments cost हो सकते हैं। |
| Graph cue | Better plots का output / revenue surplus। | Supply के नीचे TE; payment–supply gap rent। |
| Rent vs Quasi-rent | Pure natural land rent benchmark | Quasi-rent |
|---|---|---|
| Asset | Natural land service। | Existing produced fixed capital, जैसे installed machine। |
| Supply reason | Natural stock given in the model। | Short run में installed asset fixed; long run में reproduction possible। |
| Numerical rule | ER = AE − TE; zero TE model में entire payment। | Basic gross QR = TR − TVC = TFC + π। |
| Long run | Natural scarcity persist |
- “Rent only land को मिलता है” → Modern Theory में false।
- “All land identical है, इसलिए rent impossible” → False; scarcity sufficient हो सकती है।
- “Positive QR ⇒ positive profit” → False; QR fixed cost
- “Long-run zero profit ⇒ TR − TVC = 0” → False; gross QR = TFC
⭐ Most important: Ricardo–1817; Marshall–1890; Robinson–1933; Extensive vs Intensive; AE−TE; supply-area division; viewpoint; QR vs profit; shutdown conditions।
10. 15 numericals: step by step solve
पहले given data, फिर formula की conditions, calculation और interpretation पढ़ें।
Example 1: Equal-cost land grades: physical और money rent
Question: तीन equal-size plots A,B,C से क्रमशः40,30,20 quintals wheat मिलती है।
| Plot | Q (quintals) | Revenue₹ | Cost₹ | Rent₹ |
|---|---|---|---|---|
| A | 40 | 800 | 400 | 400 |
| B | 30 | 600 | 400 | 200 |
| C | 20 | 400 | 400 | 0 |
- Step 2: Same cost होने से physical rent: A=40−20=20 quintals; B=30−20=10 quintals; C=0।
- Step 3: Money rent=P×physical rent: A=20×20=₹400; B=20×10=₹200; C=0।
- Step 4: Cross-check A: revenue800−cost400=₹400; B:600−400=₹200।
Final answer: A की rent₹400; B की₹200; C की0। Physical rent20,10,0 quintals है।
Example 2: Different costs: simple output-gap formula का trap
Question: Competitive residual example में plot A का Q=40, required non-land cost₹650; B का Q=30, cost₹500। P=₹20 है। दिए price और costs पर each plot का available land residual निकालें।
- Step 2: General formula Rᵢ=PQᵢ−Cᵢ use करें। A:20×40−650=₹150।
- Step 3: B:20×30−500=₹100। Rent difference150−100=₹50।
Final answer: A का residual₹150, B का₹100; difference₹50। Neither is a zero-rent plot in the given data.
Example 3: Location advantage: transport saving से rent
Question: दो equal-size farms का Q=50 units और common market price₹20 है। Common required non-land cost₹600 है। Farm A का transport cost₹50, B का₹200 है। Other conditions same हैं। Available residual और location advantage निकालें।
- Step 1: दोनों का sale revenue=50×20=₹1,000।
- Step 2: Total relevant cost: A=600+50=₹650; B=600+200=₹800।
- Step 3: Residual A=1,000−650=₹350; B=1,000−800=₹200।
Final answer: A का residual₹350, B का₹200; A की location advantage₹150।
Example 4: Intensive cultivation: incremental output
Question: Same land पर four successive equal-cost doses से incremental output30,24,18,12 units है।
- Step 1: Given values incremental outputs हैं; total output30+24+18+12=84 units।
- Step 2: Last dose revenue12×10=₹120=its cost; यह marginal no-rent dose है।
- Step 3: Total revenue84×10=₹840; total non-land dose cost4×120=₹480।
- Step 4: Land residual840−480=₹360। Alternative:10×[(30−12)+(24−12)+(18−12)+(12−12)]=10×36=₹360।
- Step 5: Dose-wise extra earnings180,120,60,0 हैं। These sum to the same land residual in this stylised model.
Final answer: Total land residual₹360; last dose का extra surplus0।
Example 5: कई jobs: best alternative चुनें
Question: Current comparable monthly earning₹60,000 है।
- Step 2: ER=AE−TE=60,000−42,000=₹18,000 per month।
- Step 3: Rent share=18,000/60,000×100=30%। TE share70%।
- Step 4: Check42,000+18,000=60,000।
Final answer: TE₹42,000/month; ER₹18,000/month; rent share30%।
Example 6: Gross salary अलग, net comparison अलग
Question: Current salary₹70,000/month, job-specific commuting cost₹8,000 है। Alternative A: salary₹65,000, commuting₹20,000; B: salary₹60,000, commuting₹5,000। Other conditions identical हैं। Net-benefit rent निकालें।
- Step 1: Current net benefit70,000−8,000=₹62,000।
- Step 2: Alternative A net65,000−20,000=₹45,000; B net60,000−5,000=₹55,000।
- Step 3: Best net alternative B है, इसलिए comparable TE₹55,000।
- Step 4: Net economic rent62,000−55,000=₹7,000।
Final answer: Comparable net TE₹55,000 और net Economic Rent₹7,000/month।
Example 7: Negative difference: क्या current job stable है?
Question: Current earning₹35,000 और freely available comparable best alternative₹40,000 है। Switching cost और other differences zero हैं।
- Step 3: Given voluntary, frictionless assumptions
Final answer: Difference−₹5,000; given assumptions में current allocation stable voluntary choice नहीं है।
Example 8: Marginal worker की rent zero, total rent positive
| Unit | Payment₹ | TE₹ | ER₹ |
|---|---|---|---|
| 1 | 40 | 10 | 30 |
| 2 | 40 | 20 | 20 |
| 3 | 40 | 30 | 10 |
| 4 | 40 | 40 | 0 |
- Step 1: Actual payment=4×40=₹160।
- Step 2: Total TE=10+20+30+40=₹100; each unit का relevant reservation earning जोड़ें।
- Step 3: Total ER=160−100=₹60।
Final answer: AE₹160; TE₹100; ER₹60। Marginal unit की rent0।
Example 9: Linear supply: पहले equilibrium, फिर areas
Question: Competitive factor market में inverse demand w=100−2L और inverse supply w=20+2L है। Continuous L और reservation-cost supply interpretation मानकर equilibrium, AE, TE और ER निकालें।
- Step 1: Equilibrium:100−2L=20+2L ⇒80=4L ⇒L*=20।
- Step 2: w*=20+2×20=₹60; AE=w*L*=60×20=₹1,200।
- Step 3: TE=∫₀²⁰(20+2L)dL=[20L+L²]₀²⁰=400+400=₹800।
- Step 4: ER=1,200−800=₹400। Triangle check:½×20×(60−20)=₹400।
Final answer: L*=20,w*=₹60; AE₹1,200,TE₹800,ER₹400।
Example 10: Fixed land और demand shift
- Step 2: Initial rate r₀=10−0.05×100=₹5 per unit per period; total rent5×100=₹500।
- Step 3: New rate r₁=14−0.05×100=₹9; total rent9×100=₹900।
- Step 4: Rate increase₹4; total increase₹400; quantity change0। Whole payment rent है क्योंकि TE explicitly zero है।
Final answer: Rent rate₹5→₹9; total rent₹500→₹900; N remains100।
Example 11: Perfectly elastic supply: earning है, rent नहीं
Question: Supply horizontal at₹30 per labour unit per period है; यही each unit का reservation earning है। Inverse demand w=100−2L है। Employment और total rent निकालें।
- Step 1: Market payment w*=₹30; demand equation30=100−2L ⇒L*=35।
- Step 2: Actual earnings=30×35=₹1,050।
- Step 3: Each unit की TE₹30, इसलिए total TE=₹1,050।
- Step 4: ER=1,050−1,050=0।
Final answer: L*=35; AE=TE=₹1,050; total ER0।
Example 12: Isoelastic supply: special rent-share formula
Question: Entire relevant range में L=A w² है। Equilibrium w*=₹30 और L*=90 है। Zero lower-bound convention में total TE, ER और rent share निकालें।
- Step 1: Global elasticity ε=2; इसलिए TE share=ε/(1+ε)=2/3 और ER share=1/(1+ε)=1/3।
- Step 2: AE=w*L*=30×90=₹2,700।
- Step 3: TE=(2/3)×2,700=₹1,800; ER=(1/3)×2,700=₹900।
- Step 4: Check from curve: A=90/30²=0.1; inverse supply w=√(10L)।
Final answer: AE₹2,700; TE₹1,800; ER₹900; rent share33⅓%।
Example 13: Positive Quasi-rent लेकिन negative profit
Question: Given output पर TR₹50,000,TVC₹30,000 और unavoidable TFC₹25,000 हैं।
- Step 1: Gross QR=TR−TVC=50,000−30,000=₹20,000।
- Step 2: Total cost=30,000+25,000=₹55,000; profit=50,000−55,000=−₹5,000।
- Step 3: Identity check:TFC+profit=25,000−5,000=₹20,000=QR।
- Step 4: Shutdown पर same unavoidable FC₹25,000 खोएँगे; इस output पर loss₹5,000 है।
- Step 5: Exact optimal output बताने के लिए अन्य feasible outputs की information चाहिए; लेकिन given output का comparison clear है।
Final answer: QR₹20,000; profit−₹5,000।
Example 14: Shutdown comparison: negative QR
- Step 1: Operate-package QR=25,000−30,000=−₹5,000।
- Step 2: Operate profit=25,000−30,000−25,000=−₹30,000।
Final answer: Shutdown best: loss₹25,000; given package चलाने पर loss₹30,000। Selected shutdown QR0।
Example 15: Annual rent flow से land value
- Step 1: Rent annual flow R=₹12,000/year है; i=6%=0.06 per year।
- Step 2: Perpetuity formula V=R/i=12,000/0.06=₹2,00,000।
- Step 3: Check0.06×2,00,000=₹12,000/year।
Final answer: Capitalised land value₹2,00,000 under the stated perpetuity assumptions.
11. Short final revision table
| Question cue | Use / remember | Check |
|---|---|---|
| Equal-cost land grades | Ri = P(Qi−Qm) | Marginal plot no-rent और same cost। |
| Unequal costs / transport | Ri = PQi−Ci | Required normal return cost में। |
| Same land, extra doses | Intensive cultivation | Incremental output vs total output। |
| Best alternative earning | TE; ER = AE−TE | Comparable net earnings, same period। |
| Factor-market earning | AE = w*L*; TE = ∫S(L)dL | Supply interpretation और lower bound। |
| Linear S=a+bL | ER=½bL²; TE=aL+½bL² | Positive a को ignore नहीं। |
| Fixed stock + zero TE | Entire payment is rent | Fixed supply alone |
| Horizontal S at reservation rate | ER=0; AE=TE | Quantity adjusts। |
| Installed machine | Gross QR=TR−TVC=TFC+π | Profit / net return |
| Constant rent perpetuity | V=R/i | Annual flow; rate decimal। |
| Books / years | 1815 early essays; Ricardo1817; Marshall1890; Robinson1933 | First edition vs later edition। |
5-minute revision route: A−T=R बोलें → marginal land समझाएँ → supply graph में TE/ER पहचानें → QR=TFC+π लिखें → 3 book–year pairs दोहराएँ।
MP, VMP, MRP और factor hiring के basics से Rent Theory जोड़ें।
